Cottage style accommodation in peaceful cul-de-sac location just a stone's throw from the sandy, estuary beach at Instow.  Accommodation is furnished and equipped to a very good standard, with full gas central heating throughout. Two attractive bedrooms with fitted wardrobes - double with sea views, and 2'6" twin bedded (can be made into 5' double on request). A bathroom/wc has shower over bath and dual heated towel rail. Very comfortable living room with rocking chair, tasteful furnishings, Freesat Smart TV, wall mounted electric fire and open staircase with child's safety gate at top and bottom. An archway leads to a good size fully fitted kitchen/diner with elec cooker, extractor, microwave, small freezer, washer/dryer, dishwasher and Tassimo coffee machine (pods not included). Annex sitting room with double bed settee, TV with Freesat and DVD player and patio doors to rear garden with sea views. Open plan lawned front garden and fully fenced rear garden with patio, lawn with flowerbeds, shrubs and garden furniture. A large porch is ideal for storage. There is also private parking adjacent.

An ideal holiday setting, just a short stroll from this fine sandy beach with its dunes, tidal estuary and delightful sea views across to Appledore. Village pubs, shops and choice of fine restaurants are all within easy walking distance, whilst the comprehensive market town amenities of Barnstaple or Bideford are approx 20 minutes drive. A picturesque and convenient location - much favoured by yachtsmen, water-skiers and windsurfers, and very popular for walkers and cyclists  with easy access to the  'Tarka Trail' which follows the path of the old railway.



As we had been to this property earlier this year we knew what to expect and we were just as pleased with our recent visit and hope to return next year.
