Property details
Every property featured is personally inspected on a regular basis by one of our staff and is honestly described and checked to conform (at the very least) to the standards laid down by the Visit Britain tourism authority. Whilst many of our properties are furnished and equipped to high standards, where furnishings and facilities are comparatively modest this will be reflected in especially economical pricing. We believe that each individual property offers excellent relative value - having given due regard to considerations of size, location, furnishings, equipment and facilities.
By entrusting us with the booking of your holiday you can therefore be confident of clean, comfortable and well serviced accommodation which is fairly described and very fairly priced.
Arrival/Departure times
Each property is normally let Saturday to Saturday unless specifically noted in the property details (shorter breaks and extra days may also be available in off peak periods or at short notice in the main season) Access to a property is normally at 2.00 pm on the day of commencement of your holiday and ends at 10.00 am on the day of departure. With some larger properties or groups of properties, to ensure adequate preparation time and cleaning, there may be a later arrival time. Furnishings and equipment
Unless otherwise stated items such as duvets, pillows, crockery, cutlery, cooking utensils etc will at least be sufficient for the advertised sleeping capacity. There will be a cooker, fridge, hot water and adequate heating. Where the word 'bathroom' is used in a description, the room will include a bath as well as any other items detailed.
Fuel Costs
Some of our properties make separate additional charges for fuel and central heating. This is priced individually and charged weekly according to the property and as an addition to the rent. Please ensure that you take any additional cost into account when comparing property prices and rent. Unless otherwise stated costs for heating, lighting, cooking etc are charged at cost by a meter reading or coin meter. Some properties have a separate charge for central heating (see property details). Where it is stated that fuel charges are inclusive this refers to gas and electric charges and may not include logs or coal.
Beds and Linen
Unless otherwise stated all double beds are 4'6" wide and all single beds 3' wide. Where 2'6" beds or bunk beds are provided we would suggest that these are not necessarily suitable for adults. Many of our properties include bed linen but towels are not automatically provided unless mentioned in the property details. Where linen is noted as 'available' there is a weekly charge of £6 per double bed and £4 per single bed unless otherwise stated in the property details. Some properties do not supply linen but duvets and pillows are supplied (almost all of our properties provide duvets but occasionally a property will have blankets only and this will be stated on your property directions). In most cases, where linen is included or ordered beds will be made up on arrival but cannot be guaranteed. For two week holidays a change of bed linen will be provided and this will be organised through the owner or caretaker. We do request that where towels are provided these are not removed from the property and ask that you bring your own beach towels.
Cots/Travel cots
Many of our properties provide a cot or travel cot including mattresses and these are free of charge in the majority of properties. Linen and bedding is not provided for cots. Please remember to request a cot/travel cot if you require one on your booking form. Cots are normally only occupied by infants 2 years and under. Please check the property description, and note your request on the booking form if this facility is available.
Highchairs & Stairgates
An increasing number of properties are now providing high chairs and stairgates and are free of charge in most properties. Please check the property description, and note your request on the booking form if this facility is available.
Parking
Provision for private parking is available on almost all of our properties. Details for individual properties are given in the property description. Please check with our office if you have any queries, require parking for an above average number of cars, or if you need clarification of parking facilities for example if you have a larger car or are bringing a trailer etc.
Special Needs
To help us make sure a property is suitable please notify us at the time of booking if any members of the party have any special requirements for example health or mobility difficulties.
Mobile telephones
Please note that properties in some locations may not have mobile telephone reception. Please check if this is important to you.
Pets
Pets are allowed in many of our properties, unless otherwise stated in the details. However, we cannot accept responsibility for their safety, and they are accepted only on the understanding that they are kept under control. At no time should they be left alone unsupervised on the premises, and we request that they be kept off the furniture and not allowed in bedrooms. On occasion, although a property may specify pets are not acceptable it may be possible that the owners own dog may have been in a cottage on previous occasions. Please ask if you are choosing a property specifically because a child or adult in your party is allergic to pets. We will be happy to clarify the position in more detail for you. There is a charge of £15 per pet per week or £10 per short break unless otherwise stated in the property details . Some property descriptions indicate an enclosed garden; please note this does not mean it is totally escape-proof.
Losses and Damage
Now and again accidents are bound to happen and any losses and damages during your holiday must be paid for. Every effort is made before your arrival to ensure everything is in place. Should you find any difficulties or damage on arrival, it is in your interest to notify the owner or housekeeper, or failing that, our own office as soon as possible following your arrival.
Damage Deposits
The hirer is responsible for the cost of any breakage, damage or exceptional cleaning. We therefore require a security deposit of £30 per party member (refundable within 21 days of the holiday completion date) unless paying a £5 per person nonrefundable waiver, for which NDHH will indemnify holidaymakers against property damage up to a maximum value of £100 only. A few of our properties require us to take a damage deposit on all bookings - details are given in the property description. Please refer to our booking conditions.
Older Cottages
Some of our guests will be seeking an older character property. Please note that although these older properties may offer a wealth of charm and character, they could be over 100 years old and built before damp proof courses and insulation, and may have beams and thatch that spiders simply love! Care is taken on inspection to take this into account, however, some have a tendency to be damp and an occasional damp patch can become visible. Because of this some properties may not be suitable for anyone susceptible to a damper atmosphere.
Cancelling your holiday
Our cancellation plan automatically covers you for 75% of the paid rental or paid deposit (less booking fee) for cancellations made with documentary evidence for reasons detailed in the Booking Conditions (section 9). The cancellation plan terminates at 12 noon on the day prior to the commencement of the holiday. Certification of any medical problem is requested from your Doctor. This should confirm that you are not well enough to take your holiday because of illness and that the condition was not known at the time of booking. For additional risks not covered by the plan you are advised to seek further cover.
Satellite TV
Many properties now have satellite or other TV packages which can vary in available channels. Please contact us for exact clarification. Please check if this is important to you.
Tariffs
Rents are per cottage p/w (calculated in £'s sterling) inclusive of VAT. All rents include our cancellation plan, full details of cover provided can be found in the Booking Conditions (Click here for details).
Please bear in mind that space limitations allow only a brief description of most properties. If you are anxious that your chosen property should be furnished and equipped to a particular standard or if you have any special requirements or disabilities, please be sure to check with us that your selection will be suitable. Although many properties featured offer a high degree of comfort at quite exceptionally good value, some of the more economical units may cater primarily for those seeking a low cost holidaybase with more functional equipment and furnishings.
