This delightful cottage is situated in an elevated position on the edge of the renowned  coastal village of Lynmouth with its picturesque harbour, manor greens and shingle and rocky beach.  All village amenities are within a 5 minute walk including a choice of pubs, cafes, restaurants and shops.  The twin village of Lynton perched 300ft above offers further amenities including cinema and bowls and is accessed by the famous Cliff Railway, exhilarating walk or short drive.  Spectacular countryside surrounds the village with wonderful riverside and coastal walks easily accessible.  This picturesque location is ideal for quiet relaxation or for exploring the whole of Exmoor by foot, horseback (riding stables closeby) or car and with famous beauty spots including The Doone Valley, The Valley of the Rocks, Porlock Weir and the further coastal resorts of Combe Martin and Ilfracombe all within a short scenic drive.

The cottage is comfortably furnished and well equipped throughout with radiator central heating to provide a warm and cosy retreat during the cooler seasons. Views of the East Lyn River are breathtaking and can be viewed from many rooms in the cottage.  Two good size bedrooms - Double with river views and sea glimpses and twin bedded both on the first floor. Shower room/wc on both the first and lower ground floors.  Good sized very comfortable living room with river views, woodburner in feature fireplace, TV, DVD, CD player and stairs to first floor.  Fully fitted kitchen/diner with river views, electric hob and oven, microwave, dishwasher, washing machine and fridge/freezer.  Stairs from kitchen lead to lower ground floor and additional cosy living room with electric fire in feature fireplace, comfy seating and door to rear seating area.  Small external seating area overlooking the river and access to external drying area.  Parking permit provided for village car park and some restricted on road parking available closeby.
